The challenge

Ongoing water ingress at the Auckland Botanic Gardens Visitors Centre was putting the building structure and internal finishes at risk. It was also creating health and safety concerns for occupants and the public.

The remediation approach

Access is delivering the roof remediation as main contractor. The team is:

  • installing new Nuraboard over the existing roof rather than removing the full existing substrate;
  • replacing areas of rotten timber and treating existing framing where required;
  • finishing the roof with a double-layer white Nuralite 3PM membrane system.

Keeping the Visitors Centre open

The work is being delivered while the Visitors Centre remains operational and accessible to the public. That takes careful planning, strict health and safety controls and proactive site management to keep the building safe and to minimise disruption.

The intended long-term result

Once complete, the specified system is intended to provide a fully watertight roof backed by the approved 20-year warranty wording. That would remove the risk of ongoing leaks and the damage and repair costs that follow them, and the white membrane would provide a suitable surface for potential future solar panel installation.

Current status

The roof remediation at the Auckland Botanic Gardens Visitors Centre is currently under way and tracking ahead of the original programme, with completion targeted for the coming month. Status as at August 2026.
