How Often Commercial Gutters Need Clearing
There is no single correct interval; it depends on what is above the roof and what the roof is made of. As a practical guide for New Zealand commercial buildings:
- Twice a year where the building sits under or beside mature trees, or where the roof is low-pitch and drains slowly
- Annually for most suburban commercial and industrial buildings with limited overhang
- Before winter, every year regardless of the above, so the drainage system is clear before the heaviest and longest rainfall period
- After any significant storm, where debris load can change in a single event
Autumn is the pressure point in most of the country. Deciduous leaf drop lands in the gutters in the weeks immediately before the wettest months, which is why a pre-winter clear is the single most useful visit on a maintenance schedule.
Safe Access, Whatever the Height
Gutter work is height work, and the access method matters as much as the clearing itself. Access holds height-qualified crews and chooses the method that suits the building rather than forcing one approach onto every site:
- Ladder and roof access for low-rise and single-level buildings
- Elevated work platforms and cherry pickers where the building perimeter can be reached from the ground
- Rope access and abseil for multi-level buildings, tight sites, and elevations a platform cannot reach
This matters commercially as well as practically. Choosing rope access over a scaffold or a long platform hire on a tall or awkward building can be the difference between a routine maintenance visit and a project with a mobilisation cost attached.

What Gets Reported Back
You should not have to climb onto a roof to know what condition your building is in. Every clear comes back with a plain account of what was found: where debris had built up, whether any downpipes were restricted, and anything noticed in passing that is worth attention - a lifting flashing, a corroded gutter run, moss establishing on the roof surface, a bracket coming away.
That record is useful beyond the immediate job. Many commercial roofing and membrane warranties, and a good number of lease agreements, require documented routine maintenance to stay valid.
